Our Process
Develop a delivery approach that outlines a full program cost, schedule and layout requirements that incorporates an owner, occupier, or end-user’s supply chain, business and economic incentives, real estate, capital improvements, production/material handling equipment, infrastructure, and other critical business functions— from start to finish.
Manage the conceptual facility planning (inside-the-box) process based on equipment layout and product flow to achieve an owner, occupier, or end-user’s business goals and objectives. When locating a facility, our team advises on the key variables—raw material and finished goods availability, transportation/labor perspectives and additional requirements – to optimize the site selection process.
Assess and evaluate site and infrastructure needs, transportation/traffic needs, complex entitlements, permitting (special use and operating), zoning, environmental, geotechnical and other project obstacles.
Recommend project delivery method approach to minimize disruption to customer service, cost, schedule and overall risk. Procure industry partners and consultants that specialize in delivery methods including, but are not limited to Design-Build, Engineer-Procure-Construct (EPC), Design-Bid-Build, CM at Risk or Multi-Prime.
Manage the team of specialty design, engineering and construction consultants from early programming and design through final project closeout to achieve the occupier goals that apply to existing buildings, new construction, expansion and brownfield sites.
Manage third-party FF&E, IT, AV, Security, and LP vendors on behalf of the occupier from early planning and design through final project closeout. Our team aligns occupier goals with construction for successful integration with the base building.
Direct the layout, design-interface, procurement, technical requirements and installation of occupier and end-user equipment to achieve desired business performance and mitigate facility start-up/operation issues impacted by the site selection, design and construction.
Develop and manage approach to consolidate facilities, relocate equipment to drive throughput efficiency or optimize a production/distribution network. Equipment relocation for production, processing or packaging systems/lines includes racking, inventory, FF&E, IT, security and staff.
Develop and manage strategy and approach to decommission of an existing facility. Assess building restoration to pre-lease for highest value sale of property for antiquated food processing, cold storage, manufacturing and distribution facilities. Our team directs infrastructure removal and auctioning process to provide a seamless occupier exit.
